He has not yet called me back. The drawing, although it no longer shows a projection of the parking garage beyond the rear hotel tower wall, does not include any dimensions. I cannot confirm compliance with the zoning by-law. For all we know, the whole hotel could be now set back 3 feet from the property line. Building height on this drawing is not confirmed either .The drawing also appears to show 4 parking levels, which is confusing. They want to provide only one level now. about:blank 3/14/2008 r---------------~ I I -_~~~~J___ ___.I _ ROOF BEARINSLEVEl_p I I P I I I I 1 1 I I I I I I 1 I I I I I I I I I I I I I I I I I j FROPOFiED HOTEL j I I I I 1 I I I I I I I I I I I I I I I I 1 I I I I I I 1I1 I I ~~I j~ ~i~ ~i ~I I~ ~ I I, a I~ z I____-___-______-_-ii ____-___-_-_IABBY L~ P IpIIp00 GU61G F£fT OF " ~ EXISTING MORAINE E%GAVATION TO REMAIN PARK ENTRY ~ :mss LEVF1 I ~ - - Y. w ~m a ~-'mA WESTIN NOTEL w~xr.~wxmesw - III' N ~ lvMOxoa+~scelnrF.s - I Q D-~-- MORNNE PRESEVATION ' INC. = L CRASS SECTION I I I _ EAST PROPERTY LINE I I L________________________________________________________~,_-'T ~I ~I it I R I ~6 I g~ ~ I I O~ I _ ~I ~ I I I it I I ~1 it I I I I I ~I I I ~1 it I I I I I ~11I I I r_______________________________________________________J I i I I l L_~ Y7 I I I I y WEST PROPERTY LINE ~I~ s~ 9~ ~I~bbr 41 m_ ~ NEW eu~oNO ~ Y~ ~ WESTIN HOTEL IIr~ ~ ~ ~ L91NONOCIAiE3 = I 0-~-- MORAINE PRESERVATION ' IXC. - L LONG SECTION Mar•14. 2008 1:26PM 9066885814 No•4143 P• 3/1 ,r Su1l1V r!1 .F LICLEkf°°_irii:;7~'i~~-~ BARRISTERS & SOLI[`rAYIRS March 14, 2008 Via Fsx Please keply to St Catharines ice Mr. Dean Iorfida, clerk City of Niagaza Falls City F1aI1,4310 Queen Street Niagara Fa11s, ON L2B 6XS Dear Mr. Iorfida: Re: Bethlehem Not-For-Profit .mousing Projects of Niagara Your File: AM-37/2007: Report Pl]2008-22 Our File No. 79900 We aci as solicitors for the Bethlehem, Not-For-Profit Housing Projects of Niagara with respect to the above referenced application. Through cotlxmunity consultations in the fall of 2004, our United Way received input From a broad range of citizens suggesting that safe, affordable rental housing is a priority for Niagara Falls. Since then, we have been actively supporting utitiatives to bring these t}~pes of projects to our city. As a board, we understand and endorse data which states that individuals and families who have secure housing are much znoxe likely to lead ptnduclive lives. Their ability to tackle life's other issues as they arise is greatly enhanced when they no longer have to worry about housing. We axe delighted that Bethlelzezn Projects of Niagara has undeztaken the Kalar Road project. The agency has an outstanding reputation as an efficient, effective provider of housing initiatives. We are represented on their Niagara Falls advisory committee and plan to provide as much support as possible to see this project through to completion. We hope you look favourably on this application. Should you have any questions or comments, please contact mysel£ox our Executive Director, Carol Stewart-lCixkby. Let me tell you of our own persona) expezience. The Genesis Pzoject that Bethlehem Place built transformed a vacant lot over grown with weeds and sometimes littered with trash into a beautiful landscaped building where families 1zve. M~ husband and I, along with our children, lived at 17 Gerrard Street (which runs parallel. to James Street) up until two weeks ago. We recently sold our house to accommodate our growing family. Within the first four months of listing our house we had sevezal viewiugs and exztertained two offers. We sold our house at a very handsome Brice that would in no way be considered below market value. As a matter of fact it was bought at almost three times the amount we purchased it only tezz shozt years ago. Let us assure you that the professional architectural design of the Genesis Building has added beauty to our neighbozhood. There is much joy in seeing cheerful people come and go where there were once an unkempt empty lot. Skncexely, Fiance and John ;3randerhorst (f©rmally of 17 Gerrard Street) 5 Uexgorda Circle 5t. Pzioz to the construction of the Bethlehem project , I had these concerns: 1. Wquld the project meld in with the 1900 architecture in the neighbourhood ? Resuh : 3'he building fits in perfectly and both the building and the well- maintaizxed grounds and parking lot are a tremendous asset to our downtown azea. 2.'Would the property be well managed? Result: I have not had one complaint from xny tenants. Bethlehem has consulted zne on numerous occasions regarding such matters as mutual fencing, parking lot lighting etc., before the work was started. I commend the board and staff and could not have beater neighbours. 3.My main concern was that the wall of my duplex was only eight inches from the Bethlehem property line and I needed future access to my property. Result: I discussed the situation with the Bethlehem staff and they offered to move the building to the othez side of theiz property, place the parking lat to the side nearest my property, only build the mutual fence to the back of my duplex and granted me access to their property at any time foz zepaizs etc. to my building. This massive collective effort reduced Sydney's energy consumption by 10.2% for one hour, which is the. t . equivalent effect of taking 48,000 cars off the road for a year. Y~ On March 29, 2008 at 8:00 pm millions of people, thousands of businesses and countless municipalities: will unite and switch off to celebrate Earth Hour. Niagara Falls City Council has endorsed this important initiative and encourages you to participate in this exceptional _ campaign to fight climate change. } Here are some suggestions as to how you can make a difference at your location. ~ ~ • Assign one person to turn the lights out at your establishment at 8:00 pm! Let your employees know this is happening and get them involved! Those that will be working a late shift, as well as maintenance staff at your location should be on board. If staff that would be working at this hour would normally have all of the lights turned on, establish an alternative plan for Earth Hour on March 29. • If turning out all of the lights jeopardizes safety or equipment performance, plan to: turn as many Lights out as you safely can. Some establishments have committed to turning out only exterior lights at their buildings. Others will opt to dim the lights if they can't be turned out altogether. • Hotels, restaurants and other establishments that host guests can create a bulletin to be distributed on March 29 that will outline the Earth Hour initiative to guests! This notice ..could ask for guest's participation by turning out individual room lights. Restaurants may - wish to promote 8 o'clock candlelight dinners. • Alternative light sources can be used to create ambiance, or to provide minimal light, if required. Choose to light candles and monitor their use for safe handling, or provide flashlights or glow-sticks. • If you'd like to participate, please confirm your interest by emaiiing ccampbell@niagarafalls.ca . Names of participants will be posted on the City of Niagara Falls website and promoted as supporters _ of Earth Hour. ! W: -r~i.- ,.kt it? ? Mayor Ted Salci For immediate release 9 ' r a„ TO: All media DATE: Tuesday, March 4, 2008 FROM: The Office of the Mayor, City ofNiagara Falls Niagara Falls, Ontario joins world wide Earth Hour Campaign A motion introduced by Member of Council, Jim Diodati in January confirmed the participation of the City ofNiagara Falls in the world wide Earth Hour Campaign. Today we are asking for the help of everyone in the City to get on board and turn out their lights! The campaign encourages communities to sign-on to collectively turn their lights out on Saturday, March 29 from 8:00- 9:00 pm to inspire people to take action on climate change. Niagara Falls City Council has committed their support of this international campaign and is asking everyone in Niagara Falls to participate, including businesses, government offices, and families in their awn homes. Council asks that residents turn the lights out simultaneously with other North American Cities at 8:00 pm. People can participate by turning off the lights and other electronic devices in their respective homes, businesses, hotel rooms and places of work at this time. The City's dedication to this initiative not only serves to support Earth Hour world wide, but it promotes and encourages smart environmental decisions by residents and businesses in our community year-round. Small things can be done to help prevent rapid global climate change. Families can be diligent in separating compost and recycling to reduce waste. Energy efficient light bulbs can be installed. In new construction and renovation projects, builders and owners can put in energy saving products and water conserving appliances, including low-flow toilets and efficient washing machines. Water can be used in moderation and conserved; cold water can be substituted for hot water for many uses. Consumption of bottled water and plastic bags can be reduced to decrease waste and the need to recycle these products so readily. Citizens can carry reusable grocery and shopping bags. There are many small steps families and businesses can take to help sustain a healthy environment. City Council is asking for the support of the entire community. On Saturday, March 29`° at 8:00 pm, please turn out your lights in support of Earth Hour 2008 in Niagara Falls. This global effort starts at home and in our communities. See www.earthhottr.or~ . Earth Hour 2008 is a global, lights-out event, co-ordinated by World Wildlife Fund (WWF) that will bring together people from all over the world in support of action on climate change. It has grown from a single event in Sydney, Australia in 2007 to a phenomenal event this year that will occur across six continents and hundreds of cities. During the Sydney event, more than two million people and businesses participated, electrical demand was reduced by an impressive 10 per cent and 25,000 fewer tonnes of carbon dioxide were released into the atmosphere. The impact of a global event this year is expected to be tremendous. Niagara Region Council's new business plan embraces Environmental Stewardship as a key objective. The Region is proud to lead by example on March 29, by turning off all non-essential lights at the Thorold head office and its other facilities where appropriate. "Participation in the Earth Hour event symbolizes our commitment to energy conservation and the preservation of the environment. Anything we can do to reduce waste, make better use of energy and reduce our reliance on non- renewable resources will benefit residents and the environment," said Regional Chairman Peter Partington. "The Region has already begun the journey to energy efficiency and this will become more evident in the months and years ahead." Peter Inman, Associate Director of Energy Management at Niagara Region, stressed that while participation in Earth Hour is significant, making energy conservation a part of every day is vital to addressing climate change; and it's easy. Everyone can make a difference simply by turning off unused appliances and lights, using a programmable thermostat to set back heating and cooling, switching to compact fluorescent light bulbs, using less hot water and running appliances like dishwashers, washers and dryers during off peak hours and weekends when power consumption is lowest. °When appliances are due for replacement, buy a high efficiency Energy Star appliance," said Mr, Inman. "It may cost a little more upfront, but the lower energy costs will pay for the initial cost difference many times over -and they are better for the environment."
